When is “flat” bad?

When is “flat” good?
When it means the inventory of houses for sale in an area have leveled off. Decreased would be better, but we’ll take flat.
The numbers for Greensboro real estate listings are almost identical this week to last, as are the average listing price, although that edged up ever so slightly. Again, a small piece of good news but welcome all the same. Also, it looks like prices have truly rebounded from their lows of a couple of months ago. Note the 2nd chart below for the visual on this point.
The only substantial change is found in the average listing price of properties in the 27408 zip code, home to Greensboro’s toniest homes, including the multimillion dollar properties around Greensboro Country Club. The average list price is at $418,218 compared to last week when it was $462,335. This is the lowest that zip code’s average list price has been since 12/30. Maybe a couple of $1M+ homes closed, thereby driving down the average list price?
Hmmm…. I think I hear the faint sound of a chart being born….. Watch this space…
For now, let’s look at this week’s numbers and then the comparison to those of early December. I’m all about trends these days. There is value in stepping back and looking at the big picture.
