Regular readers of this space know that I have been happy to report when there is a reduction in housing inventory in Greensboro.
I am not happy today.
Inventory has increased since last week by 45 units, bringing the total number of listings to 2912. *
As I look at all stats, some things are maddeningly consistent.
For one, the increase in inventory is in virtually all Greensboro zip codes, with the exception of 27406 (-18) and 27409 (no change). Also, the ratio of properties active/pending is almost the same for every week I’ve tracked these infernal numbers – 85%/15% to 84%/16%.
Same thing with the percentage of single-family/townhouse/condo – pretty much 70%/15%/15%.
Interestingly, the average list price is now at $243,198 which is the highest it’s been since I started looking regularly.
[NOTE: In response to some inquiries about how I compile these numbers, let me state the obvious: I am not a statistician - just a woman with a near obsession with spreadsheets.]
