Really Good News for Greensboro Real Estate

by Casey on April 1, 2009

There have been times I’ve dutifully written my little posts, quoting figures for Greensboro real estate, when writing was a challenge because typing some of those stats while simultaneously holding my nose was hard. Tough numbers

It’s been a good thing the windows in my building don’t open.

But this week is the latest in several where it seems the market truly is turning.

For one thing, there’s Money Magazine’s list of the 100 largest metro areas and their prediction of home prices into next year. Look down the list, past all the declining percentages and look at number 94. There’s Greensboro, one of only 8 predicted to have an increase in housing prices.

Then there’s the fact that inventory of houses for sale in our fair city is down. And why is that a good thing? Anybody? Who’s going to be brave and answer?

Yes, you there. You in the back wearing the sweater vest and the shy smile. Go ahead.

“Because reduced inventory means fewer houses lingering on the market hurting values for those owners needing to sell,” you say?

That’s right. Good job. (I don’t know why everyone says you’re so dumb).

Yes, less inventory is good.  And the inventory is not only down, the average list price of houses continues to improve. Granted, the list price is not the sales price, but it does indicate that we have almost certainly already recovered from the lows that sellers were willing to ask only a few months back.

But enough of my palaver. Here are the digits. (It is so much easier to type with both hands….)
