Should I Feel Guilty About Buying A Foreclosure?

July 2, 2010

This is a question that virtually every buyer with whom I’ve worked in that last three years has asked in one way or another. The answer is: No. It’s understandable that those of us with active empathy centers in our brains may feel badly, walking through a vacant house that was home to someone and [...]

Microsoft Considering Data Center in North Carolina

July 2, 2010

As I’ve written before, the Piedmont Triad area of North Carolina (which includes Guilford, Alamance, Caswell, Davidson, Davie, Forsyth,, Montgomery, Randolph, Rockingham, Stokes, Surry and Yadkin counties) is shaping up to be something of a data center..uh…center. And now The News & Record reports that Microsoft is considering us as well. This is all quite preliminary [...]

Greensboro Foreclosures for the Week Ending 6/20/2010

June 25, 2010

I’ve added a metric to my weekly peak at the foreclosure listings: The percentage or overall listings are foreclosures. For all the months and months I’ve been tracking weekly forclosure listings in the nine residential Greensboro zip codes, I’ve never looked this number. Well, bad on me because that number may be as telling as [...]

Greensboro Housing Inventory Down Slightly

June 21, 2010

Those are the numbers, a snapshot of current inventory and the average list price for all 9 Greensboro zip codes. Although 3300 properties is down from last week’s number of 3314 (and the previous week’s – 3304) the inventory number is still too high and the average list price is still off from where we [...]

Weekly Greensboro Foreclosure Listings Increase

June 18, 2010

My cautious hopefulness last week about the teensiest indication of an improvement in Greensboro foreclosure listings was short-lived. Listings were back up to 18* this week and all zip codes except 27409 had at least one. And the 12-week rolling number shot back up as well, to 179 from 169. The highest priced foreclosure for the week ending June 13th is $379,900 in the 27408 zip [...]

Greensboro Housing Sales Up Again in May

June 16, 2010

Look at that.313 closed sales in Greensboro in May. That’s the fourth month of increase in a row, and a 25% increase over May, 2009. I know, I know. There was the Federal Home Buyer’s Tax Credit that spurred sales along. And after June 30th (or September 30th if a Senate proposal is approved), the deadline to [...]

How Nosy Can You Be When Looking At Houses For Sale?

June 15, 2010

Looking at this gaping, rather messy closet feels like an invasion of privacy, doesn’t it? It would be, unless the closet is in a house that is on the market. I’ve had more than one buyer client ask if it’s alright to do things like look in closets, try out water pressure, check out how [...]

Greensboro Housing Inventory (6/14/2010)

Not much changed in Greensboro housing inventory compared to last week. There are 3313 listings (both active and pending) across all 9 Greensboro zip codes. That is nine more than last week. The average list price is $222,643, barely changed from last week’s 222,871. What is a more telling statistic is the comparison with inventories [...]

FedEx, HondaJet a Clear Day and 1100 Runners at PTI

June 12, 2010

And they were off. Today there was a 5K run at the new 3rd runway at Greensboro’s Piedmont Triad International Airport (PTI). It was a clear, warm day. Very warm for the 1100 or so runners. There were shuttles carrying participants and spectators from one of the parking lots to the runway. There were tents [...]
