		<title>Greensboro Housing Inventory Down Slightly</title>

<p>Although <strong>3300</strong> properties is down from last week&#8217;s number of <strong>3314</strong> (and the previous week&#8217;s &#8211; <strong>3304</strong>) the inventory number is still too high and the average list price is still off from where we were last year.</p>
<p>Some more details:</p>
<ul>
<li>The percentage of foreclosures overall is about <strong>8%</strong>. This has been a fairly consistent number.</li>
<li>The zip code with the highest number of listings is <strong>27410</strong>. Again, nothing new there.</li>
<li>The highest priced property is <strong>$3,500,000</strong>. The lowest is <strong>$12,000</strong>.</li>
<li>Of the current listings, about <strong>18% are &#8216;pending&#8217;</strong>.</li>
<li><strong>85% are single-family</strong></li>
<li><strong>17% are townhouses</strong></li>
<li><strong>13% are condominiums</strong></li>
</ul>

<p>At this point what we will hope is that the inventory is leveling off. One the number of properties on the market being to decline, prices will at some point start to increase. The last couple of months have had good sales data. It remains to be seen how the next couple of months will treat the housing market in Greensboro. 			<content:encoded><![CDATA[<p></p><p>A quick snapshot of houses on the market in Greensboro show that there&#8217;s plenty to choose from, to say the very least.</p>
<p>Looking over the last 6 months, the total number of listings (including &#8216;active&#8217; and &#8216;pending&#8217; listings) is <strong>2996</strong><span style="color: #888888;">*</span>. That&#8217;s almost exactly smack-dab in the middle of the highest number of <strong>3091 </strong>on May 26th and the lowest of <strong>2892 </strong>on March 31st.</p>
<p>And the average list price &#8211; <strong><span style="color: #008000;">$222,900</span></strong> &#8211; is lowest it&#8217;s been in that same time period.</p>
<p>This is not particularly welcome news for sellers, but awesome for buyers.</p>
<p>There has been a slight increase in the percentage of foreclosures in these numbers. Four of the nine Greensboro zip codes had a small increase in foreclosure listings: <span style="color: #ff0000;"><strong><span style="color: #0000ff;">27405</span> (+3)<span style="color: #000000;">,</span> <span style="color: #0000ff;">27406</span></strong></span><span style="color: #ff0000;"><strong>(+5)</strong></span><span style="color: #ff0000;"><strong><span style="color: #000000;">,</span> <span style="color: #0000ff;">27410 </span></strong></span><span style="color: #ff0000;"><strong>(+2)</strong></span><span style="color: #0000ff;"> </span>and <span style="color: #0000ff;"><strong>27455</strong></span> <span style="color: #ff0000;"><strong>(+2)</strong></span>. <span style="color: #0000ff;"><strong>27403</strong></span> had a reduction <strong><span style="color: #008000;">(-1)</span></strong>The rest remained the same.</p>

<p>The percentage of overall listings that are foreclosures increased from <strong><span style="color: #ff0000;">189</span> (6%)</strong> to <strong><span style="color: #ff0000;">200 </span>(7%)</strong>. Nearly all of that gain is in the single-family category.</p>

<p>The average listing price of $222,900 can buy a really nice house in a very nice neighborhood. The example to the left is such a house. With 3 bedrooms and 2 baths this house is representative of the size one would might expect as an &#8220;average&#8221;.</p>
<p>All in all, the numbers continue to show that Greensboro is following the very general trends of most of the country but without the big &#8216;ouchies&#8217; some areas are enduring. Good deals are available, nice homes are on the market and a few houses are owned by banks.</p>

			<content:encoded><![CDATA[<p></p><p>Finally, the number of properties listed for sale in Greensboro has dipped a bit. It&#8217;s been a minute since that&#8217;s been the case and is welcome news. The number isn&#8217;t lower by much, mind you, and the average list price is up by only roughly the amount some spend on designer coffee each month. But still&#8230; Down is down and up is up.</p>
<p>I&#8217;ve added a new metric this week, one I should have been tracking all along. It occurred to me that while I post <a title="Blog Post: Foreclosures in Greensboro" href="http://caseydurango.com/2009/08/11/foreclosures-in-greensboro-8909/" target="_self">weekly information</a> about the raw number of foreclosures listed in Greensboro, I haven&#8217;t shown that number as a percentage of total listings.</p>
<p>D&#8217;oh!</p>
<p>This weeks rights the wrong. But first the overall data:</p>
<ul>
<li><strong>Total listings</strong>: <span style="color: #008000;"><strong>2925* </strong></span>(down <strong>72</strong>, or<strong> 2.4%</strong> from last week)</li>
<li> <strong>Average list price</strong>: <span style="color: #008000;"><strong>$225,470</strong></span> (up <strong>$322</strong> or <strong>.1%</strong> from last week)</li>
</ul>
<p>Of the total listings <strong><span style="color: #ff6600;"><span style="color: #ff0000;">189 </span>(6%)</span></strong> are listed as foreclosures. This breaks down into type of housing as follows:</p>
<ul>
<li><strong>single family</strong>: <span style="color: #ff0000;"><strong>153</strong> </span>of <strong><span style="color: #0000ff;">2110</span> <span style="color: #ff6600;">(7%)</span></strong></li>
<li><strong>townhouse</strong>: <span style="color: #ff0000;"><strong>15</strong> </span>of <strong><span style="color: #0000ff;">422</span> <span style="color: #ff6600;">(4%)</span></strong></li>
<li><strong>condominium</strong>: <span style="color: #ff0000;"><strong>21</strong> </span>of <strong><span style="color: #0000ff;">393 </span><span style="color: #ff6600;">(5%)</span></strong></li>
</ul>
<p>Breaking further by zip codes:</p>

<p>The the total number of properties on the market &#8211; both active and those under contract but not yet closed &#8211; is <b>2997</b>. Plenty, but down from the <b>3091</b> we had at the end of May. As with all economic news, we&#8217;ll take all the good we can get.</p>
<p>The percentage of &#8220;pending&#8221; properties is <b>18%</b> of the total. This is very much in line with what we&#8217;ve seen over the past several months.</p>
<p>Ditto on the consistency for he percentage of single-family homes which remains at <b>72%</b>. .</p>
<p>The average list price took a real hit on the tookus recently, so seeing a moderate increase is a relief. It is <strong><span style="color: rgb(0, 128, 0);">$236,093</span></strong> today compared to <b><span style="color: rgb(0, 128, 0);" mce_style="color: #008000;"></span><span style="color: rgb(0, 128, 0);" mce_style="color: #008000;">$226,548</span></b> this time last week. This is down from the high of <b><span style="color: rgb(0, 128, 0);" mce_style="color: #008000;">$248,854</span></b> in mid-May. Oh well. There&#8217;s always next week on that piece.</p>
