Foreclosures in Greensboro (8/9/09)

I’m flat out of clever things to write about foreclosures in Greensboro – or what I hope has passed as clever. At any rate, the numbers for new foreclosure listings show that not much has changed over the last several weeks. There were 10 foreclosures listed* the week ending 8/9/09, compared with 11 the week before and 11 the week before that.

The number of properties listed as foreclosures over the 12-week period ending 8/9/09 is 121. Last week that number was 122, 119 before that, 117 before that, and so on.

All of these numbers are higher than the Spring when there were fewer weekly listings and fewer cumulative listings. Perhaps we’ll be glad that flat is better than worse.

So glad we shall be.

This week I’m adding a new measure to the stats: list price. I hadn’t been tracking it previously because, well, because I hadn’t thought to do so. But below you’ll see a graph of the weekly median list price of foreclosures in Greensboro. And you’ll remember from high school that the median is not the average but rather the number at which half the prices are lower and half are higher. (If you don’t remember that, then you are probably the median person of all those who memorized the definition. Half of us didn’t remember either.)

Median List Price

Let me save you some eye strain:

The weekly median price of foreclosures in Greensboro has ranged from $44,900 to $149,900. The ‘average’ median – and my apologies to statisticians if there is no such thing – has been $75,373.

For the week ending 8/9/09, the list price numbers were:

  • Median$87,400
  • Average - $92,360
  • High - $150,000
  • Low - $40,100

For those of you who wonder about such things, the list price numbers (based on weekly stats) show us that, since the week that ended 9/14/08 have been:

  • Median$75,373
  • Average - $91,408
  • High - $674,900 <-still available
  • Low - $8,000 <-not

Foreclosures in Greensboro (5/31/09)

Consider this a drive-by post. Been pretty busy lately and gotta run in a few minutes, but I wanted to share the latest information about foreclosures in Greensboro.

The short and sweet is – well, me, but let’s stick to real estate. Foreclosures listed in the week ending 5/31/2009 totaled 8, one of which is already under contract.

More importantly is that, looking at rolling 12-week trending, the number for the 12-week period 5/31 is down to 90. This is a distinct improvement over the grotesque number of 165 for the 12-week period ending 12/7/2008.

And of those listed since early September of 2008, only 20% are still available.

Some zip codes continue to be the most impacted by foreclosures – 27405 & 27407 have more that 50% of the foreclosures listed in the last 12 weeks. And those parts of Greensboro are clearly going to need more time to see appreciable improvement. But overall numbers continue to improve and that will eventually be reflected in those zips as well.

Foreclosures in Greensboro (5/10/09)

And the downward trend continues. In this case “downward” is awesome. For the 11th week in a row, the number of foreclosures listed in Greensboro over 12-week rolling periods has declined*. And of those listed that haven’t already closed, almost exactly the same number are pending (under contract) as are still available.

Foreclosures in Greensboro (4/12/09)

One of the most popular topics on this site is that of foreclosures. With all the carpet-bombing news stories about the distressed economic system, distressed banks, distressed real estate markets and distressed home sellers one could understandably be, well, distressed.

For sure, there is pain out there. True, real, flesh and blood people in tough positions.

But when we drill down to Greensboro foreclosure numbers*, we had another good week.

During the week ending 4/12/09, only 5 foreclosures were listed. That’s the fewest weekly total since tracking of the numbers started on this site. And of the 9 residential Greensboro zip codes, three have had no foreclosures listed in the last weeks. (27403, 27408 and 27455)

More importantly, there is a decided trend in the rolling 12-week periods of foreclosure listings. There were 12 fewer in the 12 week period ending 4/12 than the previous period. That’s a huge drop.

There has been a moratorium on foreclosures by some financial institutions, and those moratoriums are coming to a close. So perhaps the numbers will go the other direction in weeks to come. If they do, you’ll read it here.

But for now the trend is clear. There are fewer foreclosures in Greensboro than there were. And that means fewer stressed home sellers, which may lead to less stress on the real estate market, banks and the economy in general.

Let’s hope so because until they start putting Xanax in gumball machines, we all need less stress.

Foreclosures in Greensboro (4/5/09)

Oh boy, oh boy, oh boy. What a good week:

This graph represents the total number of foreclosures listed in rolling twelve week periods in Greensboro. Clearly we are moving – dramatically – in the right direction. There simply is no good in having foreclosures in our market so the sooner they’re gone, the better for everyone.

Foreclosures listed during the week ending 4/5/09 totaled only 7. And all of them were in only 3 Greensboro zip codes. 5 were in 27505 and 1 each in 27407 and 27410. And looking at the last three weeks, several zip codes are really seeing a decline in foreclosure activity.

Indeed, the majority of foreclosures listed are in 3 zip codes (see pie chart below) That imbalance has been increasing lately. Not because more and more foreclosures are being listed in those 3 zips but because fewer and fewer are being listed in the other 6.

That’s because, just as North Carolina real estate was later to be impacted by the economic downturn than other states and Greensboro was later to be impacted than other places in the state, certain zip codes within town were impacted later and to a lesser degree than others. Consequently, rolling out of “the troubles” is following the logical path.

Last in, first out, so to speak.

Lastly, of foreclosures listed since early September ’08, the lowest number and percentage yet are still available. Fully 70% are either already closed or under contract.

Foreclosures in Greensboro (3/29/09)

The week that ended on 3/29/09 had 13* new foreclosure listings. This is the highest number since the week ending 3/1/09.

Twelve week trending, however, continues downward. And of all foreclosures listed since 9/8/08, only 30% are still available – the lowest percentage yet.

Interestingly, almost all of those new listings – 10 of the 13 – are located in 3 of the 9 Greensboro residential zip codes (27401 had 4, 27405 and 27407 have 3 each. And two zip codes, 27410 &and 27455, have had no new foreclosure listings in the last 3 weeks. As a matter of fact, 27455 hasn’t had a new foreclosure listed in the last 6 weeks. (All you readers living in that zip may want to take a moment to knock wood)

Indeed, nearly half of all foreclosures listed in Greensboro over the past 12 weeks have been in the 27405 and 27406 zip codes. Throw in 27407 and that accounts for fully 61% of the listings in that time frame.

When we begin to see numbers shrink in all zip codes we will truly know things are improving. Right now, things are better in many parts of town but remain challenging in others. And we want a tide rising sufficiently to raise all ships. In all zip codes.

Foreclosures in Greensboro (3/22/09)

If  you’ve been itching to buy a foreclosure property in Greensboro, you may not want to delay much longer. They’re disappearing.

And, not for nothing, but I say ‘good riddance’.

They may be great for folks who get deals on these distressed sales  but foreclosures wreak havoc on neighborhoods where, if there are more than a couple, property values can be impacted. And those property value hits can impact homeowners who are not in distressed situations but who bear the brunt long after the original owners and banks are gone from the scene.

So, it’s great that this week finds us with continued better news. There were 8 new foreclosures listed in Greensboro during the week ending 3/22/09. And while that’s a couple more than the previous week, it’s lower than the weekly average of 12.5 since I started tracking in early September.

We also see that the 12-week rolling period is stable at last week’s number of 144. That’s well off the high 12-week number of 161 for the period ending 1/25/09.

But wait, there’s more.

Of those 144*, only 69 are still ‘active’, or on the market. That’s less than 50%. 37% are ‘pending’, or have contracts to sell and 15% are ‘closed’.

These are all the best these figures have been.

But wait. There’s more. (Who let Ron Popeil in here?)

Of all the foreclosure listings in Greensboro since 9/8/08, only 32% are still active. 27% ‘pending’. 41% closed.

So, act now on buying a foreclosure. Operators are standing by.

Houses for Sale in Greensboro (3/24/09)

Greensboro is gently nudging its way out of the real estate doldrums. And by that I mean that inventory of available houses on the market is declining*. And list prices are absolutely past declining.

Foreclosures in Greensboro (3/8/09)

Okay, now. This is good. Foreclosures in Greensboro, listed the week ending 3/8/09 are down from the previous week – 11 compared to 14.

Big whoop? Maybe that’s just a medium whoop.

But for foreclosures listed in Greensboro for the rolling 12 week period ending 3/8/09, the number held steady at 145, same as the previous 12 week period. And that means that the number of new foreclosure listings in Greensboro has either fallen or remained the same for most of the intervals this year. The trend is right there in black and white, or orange and black in this case:

And of Greensboro’s 9 residential zip codes, only 4 had any new foreclosure listings…

…and look at 27455. No new foreclosure listings in the last 3 weeks. Congrats to you!

Houses For Sale In Greensboro (3/10/09)

Regular readers of this space know that I have been happy to report when there is a reduction in housing inventory in Greensboro.

I am not happy today.

Inventory has increased since last week by 45 units, bringing the total number of listings to 2912. *

As I look at all stats, some things are maddeningly consistent.

For one, the increase in inventory is in virtually all Greensboro zip codes, with the exception of 27406 (-18) and 27409 (no change). Also, the ratio of properties active/pending is almost the same for every week I’ve tracked these infernal numbers – 85%/15% to 84%/16%.

Same thing with the percentage of single-family/townhouse/condo – pretty much 70%/15%/15%.

Interestingly, the average list price is now at $243,198 which is the highest it’s been since I started looking regularly.

[NOTE: In response to some inquiries about how I compile these numbers, let me state the obvious: I am not a statistician -  just a woman with a near obsession with spreadsheets.]
