Most Weekly Foreclosured Listed in Greeensboro This Calendar Year

The weather in Greensboro has made a change from warm and sunny to decidedly autumn-like. The skies have been overcast, we’ve gotten some much needed if somewhat mood depressing rain and people have broken out their nubby sweaters.

Along with the gray skies are the latest foreclosure listing numbers for Greensboro. The last few weeks haven’t been great. The week ending 10/11/09 had 21 new foreclosure listings*. That’s the highest weekly number in 2009.

Gray, indeed.

The most recent listings are spread over nearly all the nine residential Greensboro zip codes with only 27409 and 27455 having none. And, again, 27405 and 27406 are the most impacted zip codes, with 8 and 4 new listings, respectively.

Why the uptick in foreclosure listings lately? There are surely several reasons, many of which are beyond me. But in discussing this with a colleague, Leslie Wales-Hecht, a couple of days ago, she pointed out that over the last several months there have been a good many sellers, along with their lenders, trying to stave off foreclosure by going the ’short sale’ route.

Short sales, she pointed out, are the last stop before foreclosure. And since the short sale process is a long and complicated one, the number of foreclosure listings may be have simply been delayed while the short sale attempts were made. Leslie should know as she is actually a certified Short Sale Specialist and has been up to he pretty eyes in short sales for some time.

For those properties where short sale terms were not able to be worked out the inevitable was merely put off.

Makes sense to me.

Whatever the reason, it will be a delight to report on this site when the numbers start shriveling up and blowing away. Stay tuned for that.

The prices for the the week’s foreclosures range from $15,900 to $329,900. 18 of the 21 are under $100,000 and 14 are under $75,000. Three of the listings are already under contract. Look below for a few listings representative of what is available in the foreclosure market in Greensboro as of today.

Housing Inventory in Greensboro Higher. List Prices Lower.

A quick snapshot of houses on the market in Greensboro show that there’s plenty to choose from, to say the very least.

Looking over the last 6 months, the total number of listings (including ‘active’ and ‘pending’ listings) is 2996*. That’s almost exactly smack-dab in the middle of the highest number of 3091 on May 26th and the lowest of 2892 on March 31st.

And the average list price – $222,900 – is lowest it’s been in that same time period.

This is not particularly welcome news for sellers, but awesome for buyers.

There has been a slight increase in the percentage of foreclosures in these numbers. Four of the nine Greensboro zip codes had a small increase in foreclosure listings: 27405 (+3), 27406(+5), 27410 (+2) and 27455 (+2). 27403 had a reduction (-1)The rest remained the same.

The percentage of overall listings that are foreclosures increased from 189 (6%) to 200 (7%). Nearly all of that gain is in the single-family category.

An example of a listing with an asking price representative of the average is this lovely thing at 1809 Colonial Avenues:

The average listing price of $222,900 can buy a really nice house in a very nice neighborhood. The example to the left is such a house. With 3 bedrooms and 2 baths this house is representative of the size one would might expect as an “average”.

All in all, the numbers continue to show that Greensboro is following the very general trends of most of the country but without the big ‘ouchies’ some areas are enduring. Good deals are available, nice homes are on the market and a few houses are owned by banks.

Foreclosures in Greensboro (9/13/09)

Finally, finally, finally. For the first time since May, the new weekly foreclosure listings in Greensboro have been in the single digits two weeks in a row. For the week ending 9/13/09 there were 7* new listings. The week before, 9.

Too soon to say there’s a trend, but we’ll take it.

Those 7 foreclosures are located in 4 zip codes of Greensboro:

  • 27401 – 2 listings
  • 27405 – 2 listings
  • 27406 – 2 listings
  • 27410 – 1 listing

All but one are single-family houses, 1 being a townhouse.

Some data of note: the list price range for the houses is substantially narrower – and lower – than for any week since May.

  • highest list price - $89,900
  • lowest list price – $24,900
  • average list price – $54,314
  • median list price – $44,900

AND, for the first time in a goodly while, the number of foreclosure listings over a 12-week rolling period declined. We’ve been on an upward tick for this measure since June. So, again, good news.

The zip codes most impacted by foreclosures continue to be 27405 and 27406, which account for fully 50% (64) of the total number of foreclosures listed (128) in the last 12 weeks

Foreclosures in Greensboro (8/30/09)

There were 11 new foreclosure listings in Greensboro* the week ending 8/30/09. Double digit still. Ugh. And they were spread across nearly all the Greensboro residential zip codes with only 27407 and 27408 having none. (27408 hasn’t had a foreclosure listed in 5 weeks.)

The deets:

  • High Price: $134,900
  • Low Price: $24,900
  • Average Price: $84,400
  • Median Price: $89,800

Here is an example of a listing that is priced smack at the median price of $89,800. Click on it to see more details and photos. This will give an idea of what can be had in the foreclosure market in Greensboro.

Again, zip code 27406 was most impacted, with 3 new listings. Of the foreclosures listed in the last 12 weeks, 42 have been in the 27406 zip code. This represents 32% of the 129 listed overall in Greensboro during that time. The closet to that number is in both the 27405 and 27410 zips, with 20 (15.5%) each.

Of the 11 listings, breakdown by type is:

Foreclosures in Greensboro (8/23/09)

I can think of a couple of things that are more unpleasant than relating the latest foreclosure numbers in Greensboro, like watching “Quest for Fire” or taking the NC Real Estate Commission licensing exam. But I’m so deep into this foreclosure watch that I’m really curious to see how it all ends. (Unlike the aforementioned “Quest for Fire”.)

For the week ending 8/23/09:Median List Price

  • new foreclosure listings: 13
  • highest list price: $425,000
  • lowest list price: $45,000
  • average list price: $162,907
  • median list price: $119,900

The 13 new listings means a return to the double-digits after only one week – last week – where there were fewer than 10 (7).  The average, median and highest prices are also appreciably more than previously. As a matter of fact, the average list price of $162,907 is the highest weekly average by far since I’ve been keeping track.

Oy.

The listings are spread judiciously across almost all zip codes. Only 27401 and 27408 had no new listings for the week. The rest are as follows: Foreclosures by zip

  • 27403: 1
  • 27405: 2
  • 27406: 3
  • 27407: 1
  • 27409: 1
  • 27410: 3
  • 27455: 2

The distribution of listings over the last 4 weeks is still heaviest in the 27406 zip code with 27410 increasing its numbers with 17 and 10 new listings respectively.

Perhaps the most unpleasant piece of this is that the rolling 12-week number has increased – again. This is the 10th week with out a decline in that number. I don’t know about you, but I find this really irritating.

There isn’t a great deal to be done with this except move on and hope for better numbers next week.

In the meantime, think I’ll duck into a dark movie theater and let myself be diverted by something less disturbing than these numbers. Or by seeing cavemen chow down on a mastodon.

Foreclosures in Greensboro (8/16/09)

It was a nice, quiet week that ended August 16th as far as new foreclosure listings is concerned. After a few weeks of double-digit listings, seeing only 7 new foreclosures  come on the market was refreshing. And one of the properties is already under contract.

Excellent.

The 12-week rolling period saw another uptick, which is a bummer. The 128 properties listed in the period between 5/25 and 8/16 is lower than 154 listed in the 12-week period that ended 2/22/09 but higher than 88 for the period ended 5/31.

*shrug*

It is what it is.

Weekly Housing Stats for Greensboro (8/18/09)

Finally, the number of properties listed for sale in Greensboro has dipped a bit. It’s been a minute since that’s been the case and is welcome news. The number isn’t lower by much, mind you, and the average list price is up by only roughly the amount some spend on designer coffee each month. But still… Down is down and up is up.

I’ve added a new metric this week, one I should have been tracking all along. It occurred to me that while I post weekly information about the raw number of foreclosures listed in Greensboro, I haven’t shown that number as a percentage of total listings.

D’oh!

This weeks rights the wrong. But first the overall data:

  • Total listings: 2925* (down 72, or 2.4% from last week)
  • Average list price: $225,470 (up $322 or .1% from last week)

Of the total listings 189 (6%) are listed as foreclosures. This breaks down into type of housing as follows:

  • single family: 153 of 2110 (7%)
  • townhouse: 15 of 422 (4%)
  • condominium: 21 of 393 (5%)

Houses for Sale in Greensboro (8/12/09)

Time for a snapshot of the inventory of houses for sale in Greensboro.

The the total number of properties on the market – both active and those under contract but not yet closed – is 2997. Plenty, but down from the 3091 we had at the end of May. As with all economic news, we’ll take all the good we can get.

The percentage of “pending” properties is 18% of the total. This is very much in line with what we’ve seen over the past several months.

Ditto on the consistency for he percentage of single-family homes which remains at 72%. .

The average list price took a real hit on the tookus recently, so seeing a moderate increase is a relief. It is $236,093 today compared to $226,548 this time last week. This is down from the high of $248,854 in mid-May. Oh well. There’s always next week on that piece.

Foreclosures in Greensboro (8/9/09)

I’m flat out of clever things to write about foreclosures in Greensboro – or what I hope has passed as clever. At any rate, the numbers for new foreclosure listings show that not much has changed over the last several weeks. There were 10 foreclosures listed* the week ending 8/9/09, compared with 11 the week before and 11 the week before that.

The number of properties listed as foreclosures over the 12-week period ending 8/9/09 is 121. Last week that number was 122, 119 before that, 117 before that, and so on.

All of these numbers are higher than the Spring when there were fewer weekly listings and fewer cumulative listings. Perhaps we’ll be glad that flat is better than worse.

So glad we shall be.

This week I’m adding a new measure to the stats: list price. I hadn’t been tracking it previously because, well, because I hadn’t thought to do so. But below you’ll see a graph of the weekly median list price of foreclosures in Greensboro. And you’ll remember from high school that the median is not the average but rather the number at which half the prices are lower and half are higher. (If you don’t remember that, then you are probably the median person of all those who memorized the definition. Half of us didn’t remember either.)

Let me save you some eye strain:

The weekly median price of foreclosures in Greensboro has ranged from $44,900 to $149,900. The ‘average’ median – and my apologies to statisticians if there is no such thing – has been $75,373.

For the week ending 8/9/09, the list price numbers were:

  • Median$87,400
  • Average - $92,360
  • High - $150,000
  • Low - $40,100

For those of you who wonder about such things, the list price numbers (based on weekly stats) show us that, since the week that ended 9/14/08 have been:

  • Median$75,373
  • Average - $91,408
  • High - $674,900 <-still available
  • Low - $8,000 <-not

Housing figures improve nationwide and in Greensboro, too.

Everyone needs to move very slowly so as to not disrupt the delicate balance of kind-of-good news about real estate that’s started popping up lately. It’s like freezing in place when there’s a free throw that determines the ACC championship with 2 seconds left on the clock. Us making no sudden movements in our den has nothing to do with the player on the court, but we do it anyway.

I thought the heat had finally gotten to me when I realized there had been not one but two positive stories yesterday about the market. The first is that new home sales jumped dramatically nationwide in June. The other that the decline in housing prices may be near the bottom. Granted, these are numbers for the nation existing and prices are still lower than they were a couple of years ago. But this is great to read anyway. Throw in a forecast for temperatures below 90º and humidity below 85% and there will really be reason for celebration.

As for the numbers right here in Greensboro, it looks like we’re pretty much in line with the nation.

I haven’t tracked new home sales so won’t address that, but home sales in Greensboro have indeed been trending up over the last few months. Prices as well.

And while it’s hard to see from the above graph, the average closed price to list price has remained fairly steady at about 96%.  (This is a question that comes up often with buyers. In other parts of the country, traditional close/list price ratios can be quite different but have remained quite consistent in the Greensboro area.)

Another sales indicator is the average “days on market”. For June that number took a dip to 99 days, breaking an upward trend of the previous four months.

Something that may be helping both prices and days on market it that in June there was a dramatic change in the number of closing that were foreclosures. That is, while the percentage closings of foreclosed properties in January through May were 27%, 29%, 28%, 27% and 23% respectively, only 17% were foreclosures in June.

The downward pressure on prices when there are foreclosures is stong. So, the fewer foreclosures allows numbers to being to normalize.

My most recent post reflects that there has been an increase in the number of foreclosures compared to recent months, but the 9 properties listed last week are far fewer than the 16 listed during the same week one year ago. So, again, the trend is encouraging.

Now, no sudden movements!
